I was 24. I had been paying rent - effectively throwing money right out the window. My mother ran across a beat up little house in an older but respectable neighborhood. I bought it. Eighteen months later I sold it at a very nice profit. If you're not afraid of a little work and elbow grease, you can certainly come out ahead.
